Why should I work with you instead of a real estate agent?

Selling a house through an agent can take months. Listing agents have multiple listings and as a result they can not give you the full attention.

Real estate agents usually sell to retail buyers, who must go to a bank and get a mortgage.  Getting a mortgage from a bank is a long and complicated process.  The bank has to order an appraisal, analyze the buyer's credit history, and involve many people and departments before they finally approve a loan.  There is also no guarantee that the buyer is going to be approved, which could make you lose weeks and put you back in square one.

Since we are experienced cash home buyers who can buy house as is immediately, you will get your money much faster with none of the hassles of listing your house with an agent.

Do you pay market price?

Please don't confuse market price with the price agents tell you they can sell your home for.  One thing is the list price and another, very different thing, is the amount of money you will actually put in your pocket once the sale is completed.

Consider this:

  • Some agents set unrealistically high list prices for homes just to get the listing, only to tell you a few weeks (or months) later that you have to lower your expectations if you really want to sell it.
  • Houses rarely sell for their list price.  It is not uncommon for houses to sell for only between 90% and 95% of the asking price.
  • You will have to pay up to 6% to Real Estate agent's commissions.
  • The agent may ask you to make costly repairs before he agrees to list your house, to make it easier to sell.
  • During the time it takes to sell your house (three to four months on average) you will still have to make mortgage, insurance and tax payments.

In the end, you will pocket only a small fraction of the list price, and waste precious time in the process.
